This document governs the Terms and Conditions applicable to the accommodation identified below, as well as the integrated booking system available on the respective website.

2. Accommodation Description (Lage Alta)

The accommodation consists of 2 independent houses (V2 and V3), fully equipped, with kitchen, bathrooms and living room. Each unit has air conditioning, Wi-Fi, bed linen and towels included. The pool is shared. Pet-friendly.

2.1 Capacity per Unit

Pine Cone House: 4 people
Stone House: 6 people

3. Accommodation Description (Riverside Lodges)

The accommodation consists of 3 independent shelters, fully equipped, with kitchen, bathrooms and living room. Each unit has air conditioning, Wi-Fi, bed linen and towels included. The pool is shared. Pet-friendly.

3.1 Capacity per Unit

Chão do Pontão, Chão da Ribeira and Chão da Açude: 3 people

3.2 Access to the Accommodation

Access to the accommodation is provided via a personal code, which gives access to the key safe, sent by SMS/email after booking confirmation. The accommodation does not have an on-site reception. If necessary, the guest should contact management using the details provided.

4. Check-in and Check-out Times

Check-in: From 3:00 PM

Check-out: Until 11:00 AM

5. Prices and Inclusions

The prices shown on the website are expressed in Euros (€) and include VAT at the legal rate in force. The booking amount is calculated per night and may vary depending on the time of year, the type of unit selected and the number of guests.

Unless otherwise stated, the booking price includes:

Accommodation for the number of guests indicated in the booking
Bed linen and towels
Initial and final cleaning of the accommodation
Kitchen utensils and basic hygiene products
Access to the pool, Wi-Fi

Not included in the base price:

• Breakfast (available by reservation, 48 hours in advance, paid directly to the owners), only in Lage Alta

5.1 Tourist Tax

The municipality does not apply a tourist tax.

6. Booking Process

Bookings can be made directly through the website (https://casasdopinheirogrande.pt/), using the integrated booking engine (Ynnov). The system shows real-time availability for each unit for the desired dates.

To complete a booking, the guest must:

Select the desired check-in and check-out dates
Choose the available unit
Indicate the number of guests
Fill in the requested personal details
Proceed with payment under the terms described in Clause 7

The booking is confirmed upon receipt of payment and the sending of a confirmation email to the address provided by the guest. Casas do Pinheiro Grande reserves the right to refuse bookings that do not comply with these Terms and Conditions.

7. Payment

Payment is made at the time of booking, using the payment methods made available in the booking engine:

Credit / debit card (Visa, Mastercard)
Other available methods — MB Way, bank transfer, PayPal

8. Cancellation and Changes Policy

8.1 Cancellations by the Guest

Cancellations made more than 14 days prior to the check-in date entitle the guest to a full refund of the amount paid. Cancellations made between 7 and 14 days will receive a 50% refund; no refund applies within 7 days.

8.2 No-show

In the event the guest does not show up on the check-in date without prior notice, no refund will be issued, regardless of the reason (including flight cancellations, delays, or force majeure).

8.3 Booking Changes

Requests to change dates or unit are subject to availability and must be requested at least 5 days in advance. Casas do Pinheiro Grande reserves the right to accept or refuse changes, and price differences may apply.

8.4 Cancellations by the Accommodation

Casas do Pinheiro Grande reserves the right to cancel a booking in exceptional circumstances (unexpected works, force majeure, among others). In such cases, the guest will be informed as far in advance as possible and will receive a full refund of the amount paid or an equivalent alternative.

9. Accommodation Rules

To ensure the well-being of all guests and the preservation of the space, the following rules of use are established:

The maximum capacity of each unit must not be exceeded. People not included in the booking are not allowed on the premises, unless prior authorisation is granted by management.
Smoking is not permitted inside the units.
Pets are allowed (with prior notice)
Guests undertake to leave the accommodation in the same condition as they found it. Any damage caused will be the responsibility of the guest and will be charged against the security deposit or invoiced separately.
Items provided (towels, bathrobes, kitchen utensils, crockery, etc.) must remain in the accommodation after the stay. The absence or damage of any item will be charged to the guest.
Guests are requested to respect quiet hours between 11:00 PM and 8:00 AM, so as not to disturb other guests and the neighbourhood.
Any photographic or audiovisual production for commercial or advertising purposes must be previously authorised by management and must identify the accommodation appropriately.
The pool must be used with care and respect for all guests.
Guests with children must supervise their use of the pool.

10. Disclaimer of Liability

Casas do Pinheiro Grande, its owners, managers and staff are not liable for:

Illness, injury, accidents or death occurring on the premises or during travel to/from the accommodation.
Loss, theft or damage to guests’ personal belongings during the stay.
Temporary technical failures in services such as electricity, water, internet or air conditioning, caused by external factors or force majeure.
Situations attributable to the behaviour or negligence of the guest themselves or of third parties.

Guests are advised to take out travel insurance that includes cancellation, baggage and medical assistance.

11. Personal Data Protection

The processing of personal data carried out in the context of bookings (Ynnov) and use of the website https://casasdopinheirogrande.pt/ is performed in accordance with the General Data Protection Regulation (GDPR — Regulation (EU) 2016/679) and other applicable national legislation.

The data collected (name, email, phone number, payment details) is intended exclusively for booking management and communication with the guest. It is not shared with third parties without express consent, except when required by law (AIMA).

12. Applicable Law and Jurisdiction

These Terms and Conditions are governed by the Portuguese legislation in force, namely Decree-Law No. 128/2014 of 29 August (Legal Regime for the Operation of Local Accommodation Establishments), and its amendments.

For the resolution of disputes arising from the interpretation or application of these Terms and Conditions, the court of the district of Fornos de Algodres shall have jurisdiction, with express waiver of any other.

In the event of a consumer dispute, the guest may also resort to a consumer dispute arbitration centre. For more information: www.consumidor.gov.pt.

13. Changes to the Terms and Conditions

Casas do Pinheiro Grande reserves the right to update these Terms and Conditions at any time, without prior notice. The current version is always the one available on the website. It is recommended that you consult it periodically before making a booking.
